What is lawn leveling?
Lawn leveling is the process of smoothing out uneven or bumpy areas in your yard by applying a top dressing material to low spots, typically masonry sand. Uneven lawns—often caused by settling, foot traffic, soil decomposition or drainage issues—can be difficult to mow and lead to poor grass health. At Tulsa Lawn Leveling, we use professional-grade equipment and premium materials to level your yard with precision.

For best results, we often recommend pairing lawn leveling with core aeration, which reduces soil compaction and helps the top dressing mix integrate more effectively. While a single service can bring noticeable improvement, most lawns benefit from a phased approach over multiple applications to achieve the smoothest, healthiest results.
Smoother Lawn Surface
Uneven areas can be unsightly and difficult to walk or play on. Lawn leveling aids in reducing the severity of bumps, holes, and low spots to create a flat, uniform surface—ideal for families, pets, and entertaining.
Healthier Grass
Uneven ground leads to uneven growth. By leveling the lawn, grass gets more consistent access to sunlight, water, and nutrients—resulting in thicker, stronger turf.
Boosts Curb Appeal
A flat, vibrant lawn instantly improves the look of your property. Whether you’re sprucing up your yard or preparing to sell, a professionally leveled lawn gives a clean, finished appearance.
Better Drainage
Low areas often collect standing water after rain, leading to soggy patches and lawn disease. Leveling improves water flow and prevents pooling, helping your yard dry more evenly and stay healthier.
Easier Mowing
Uneven areas can be unsightly and difficult to walk or play on. Lawn leveling aids in reducing in bumps, holes, and low spots to create a flat, uniform surface—ideal for families, pets, and entertaining.
Ideal for Seeding or Top Dressing
Leveling creates the perfect base for overseeding and top dressing. It ensures even seed distribution and better soil contact, leading to more successful growth and long-term results.

Top Dressing and Overseeding
Top dressing is a highly effective way to restore and strengthen turf such as Fescue and Bermuda—but the timing, goals, and materials differ slightly depending on the grass type.

Unlike lawn leveling, which uses high-quality masonry sand to correct uneven surfaces, top dressing is performed with a topsoil and/or compost blend that enriches the existing turf and supports healthy growth. This organic material adds nutrients to the soil while lightly covering the grass to help thicken the lawn and improve root development.

For Fescue lawns, which don’t spread on their own, overseeding is essential to maintain density and fill in bare spots. We apply a nutrient-rich top dressing along with high-quality seed in the fall or early spring to encourage new growth and improve overall turf health. Pairing this with core aeration ensures better seed-to-soil contact and stronger root development.

For Bermuda lawns, top dressing is typically done in late spring through summer, when the grass is actively growing. While Bermuda spreads naturally, top dressing helps smooth the surface, improve drainage, and promote deeper rooting for a greener, more resilient lawn throughout the growing season.
No matter the grass type, top dressing provides a strong foundation for long-term health, beauty, and performance—especially when combined with overseeding and aeration.
